Re:      NOTICE OF INTENT TO TERMINATE POSSESSION OF:

Dear Occupant:

This law office represents [the current owner], who is now the owner of the property located at [address of the property].  I understand that you are presently occupying the property pursuant to some arrangement with the prior owner.  Please be advised that [the current owner] acquired title on or about [date of trustee's sale] by virtue of a trustee's sale. [optional]: For your convenience, I have enclosed a copy of the Trustee's Deed, which transfers title to [the current owner].

The trustee's sale extinguishes any rights to title or possession that you may have had in the property.  Therefore, please accept this letter as formal notice that, pursuant to A.R.S. '12-1173.01(A)(2) and '12-1173(A), you must vacate the premises and return possession to [the current owner], within five (5) days of your receipt of this letter.

If you fail to vacate the property or otherwise continue to occupy the property past this time period, legal action will be brought against you for eviction and recovery of possession, monetary damages, reasonable attorneys' fees and costs.  

[Optional]:   Furthermore, if your occupancy beyond the termination date is intentional, then, pursuant to A.R.S. '33-1375, you may also be subject to additional damages equal to twice the monthly fair rental value, or twice the owner's actual damages, whichever is greater.
